Investment Property Mortgages in Abbotsford and the Fraser Valley

Whether you’re buying your first rental or adding to a growing portfolio, the right financing plan matters as much as the right property. I’m Faisal Waheed, a licensed mortgage broker in Abbotsford with more than 20 years in banking. I help investors across the Fraser Valley and Lower Mainland understand their options with banks, credit unions, and alternative lenders, so each purchase sets them up for the next one.

Properties I can help you finance

  • Condos and townhomes
  • Detached homes, including homes with a basement or legal suite
  • Duplexes and small multi-unit properties (2–4 units)
  • Larger multi-unit and mixed-use properties
  • Pre-sale purchases

How much down payment do you need?

For a rental property, most lenders require a minimum 20% down payment. Depending on your income, credit, or the age and condition of the property, a lender may ask for 25%, 30%, or 35%.

If you plan to live in the home and rent out a suite, you may be able to buy with less than 20% down through an insured mortgage. The rental income from the suite can also help you qualify.

How lenders count rental income

Each lender treats rental income a little differently, and this can change how much you qualify for:

  • Add-back: a portion of the rent is added to your income.
  • Offset: a portion of the rent is used to reduce the property’s mortgage payment in your debt calculations.

To confirm the rent, lenders may ask for a lease agreement with three months of bank statements showing the rental deposits. For a purchase, they may ask for the appraiser’s estimate of fair market rent. Matching your file to the right lender’s method is one of the most valuable things a broker can do.

Using your home equity to invest

If you’ve built up equity in your current home, you can use it toward your next down payment:

  • Refinance your existing property to access equity, or
  • Use an existing HELOC for the down payment.

Keep in mind that lenders include the HELOC payment in your debt ratios, so it affects how much you qualify for. We’ll plan for that before you make an offer.

Growing a multi-property portfolio

Many major banks limit the number of financed properties they’ll hold for one client, often around five, though exceptions can apply for strong files. Once you reach that point, credit unions and alternative lenders can often continue financing larger portfolios. I’ll help you plan which lender to use for each purchase, so you don’t run out of options as you grow.

The biggest mistake I see investors make

It’s easy to get excited about a good price, especially on a pre-sale. But many investors don’t plan for what happens if the market moves the other way. Before you buy, it’s worth asking:

  • Can you carry the property if it sits vacant for a few months?
  • What happens to your cash flow if rates rise at renewal?
  • If it’s a pre-sale, what if the property appraises for less than the purchase price at completion?
  • Will this purchase limit your ability to qualify for the next one?

My role is to help you look at the full picture, not just the purchase price.

Frequently asked questions

Can I buy a rental property with less than 20% down?
For a pure rental, generally not. If you’ll live in the home and rent out a suite or other units, you may qualify with less than 20% down through an insured mortgage.

Will the rent from my basement suite help me qualify?
Often, yes. Lenders can use part of the suite’s rental income through an add-back or offset, depending on their guidelines.

Can I use a HELOC for my down payment?
Yes. Lenders will count the HELOC payment in your debt ratios, so we’ll review how it affects your approval first.

I already own several properties. Can I still get another mortgage?
Often, yes. Some banks limit the number of properties they’ll finance, but other lenders can take on larger portfolios.

Does it cost anything to work with a broker?
In most cases, there’s no fee to you, because the lender pays the broker. In some situations a fee may apply, and if so, I’ll always explain it and confirm it with you upfront, before you commit to anything.
